Managing residential property is my specialty. I have 17 years of experience and I have operated garden style and high rise apartment buildings from 2 to 433 units.
I have witnessed first hand the characteristics of each real estate cycle including prolonged down cycles in Portland and Seattle. Even under the worst conditions I have been able to adapt to the market and develop strategies to preserve asset values and increase cash flow. During one such market I doubled a property's net operating income and increased the value by $4 million dollars within 6 months. During another down cycle that was caused by an increasingly over-built market my marketing strategies reduced the rate of vacancy at a 250 unit luxury apartment community from 12% to 3% and increased income by $12,000 per month in under 90 days without reducing rents or offering concessions.
My property management services include more than collecting rent, serving notices, renting vacants, paying bills and coordinating maintenance. I believe that having clean, well maintained communities is the best way to attract residents who will pay their rent on time, take good care of their homes, and abide by the rules. By quickly responding to their needs I build relationships that lead to longer tenancies and quality referrals.
My management processes and my experience help to reduce vacancy loss, vacant turnover expenses, maintenance expenses, utility expenses, marketing expenses, and labor expenses. During the turn-around of a 390 unit property I reduced maintenance, repair and replacement costs by $50,000 per month. At the same time my maintenance team addressed more deferred maintenance, completed more workorders, and brought more vacant units online.
Residential rentals in the state of Oregon are governed by the Oregon Residential Landlord and Tenant Act. The ORLTA is a tome of pro-consumer laws designed to protect the rights of residential tenants. The ORLTA dictates virtually every element of residential rentals from disclosures to prospective renters to the disposition of security deposits. These laws are not easily understood and sometimes appear to defy common sense; however, they are usually followed without deviation by judges in FED trials. If you are thinking about saving some money by managing your own property, I recommend that you first take a field trip to FED court and watch a few trials. You'll see do it yourself landlords who, in common sense terms, appear to be in the right lose their cases due to technicalities. I have watched trials where the application of law by the judge was technically correct, but the judgment was completely unfair; leaving the landlord bewildered and the tenant with possession of the property rent-free.
I have studied the ORLTA extensively. I have also executed hundreds of evictions including first appearances, mediations, and trials. I have never failed to gain possession of premises for an owner.
The fees for my services are based upon the net rental income of your property; the quality of your property; my duties; and my responsibilities. The services that I provide pay for themselves through increased income and reduced expenses. Ultimately, I will increase the value of your property.
